You need to understand your property's value and we can assess this by looking around us and gathering vital information from resources that are readily available. All the information below can help you formulate your plan for a successful presale makeover and could significantly increase your success when you get to market too!!

GOALS/ACTIONS FOR THIS STEP:

Gather information about properties similar to yours in your area through www.realestate.com.au and www.domain.com.au. Compare the price and presentation of each similar property to yours.

  • Plan time to look around your neighbourhood when ‘Open For Inspection’ signs are up, for example: Wednesdays and Saturdays.
  • When looking at properties think about: Is it value for money? Can they do better? What is looking great? What is looking tired and out of date? Use these same principles to apply to your property. Critique your own home...
  • Consider your target market. When you have chosen your real estate agent, sit down with them and finely tune your target market. Ensure that all the preparations throughout the property are in line with this market. Ask yourself the questions: Does this room and its surroundings support the vision my buyers have for the sale of the property, the broad target market appeal and is it what they want?
  • Ask around for a recommendation of a real estate agent – choose 3 and set up a time to interview them. You will end up choosing an agent which best suits your needs. Remember to have your list of questions to ask.

HANDY HINTS:

  1. Speak to family and friends who may have recently gone through the experience of selling their property and ask them what they learnt from it.  What went well in the process and what could have been done better. What was their inspection feedback?

It can be very difficult to go through the real estate process without a good selling process by your side. In order to select a Real Estate Agent you should interview a couple and ask some in depth questions to be sure the relationship is a good fit.

Asking questions can help you get to know your real estate agent on a more intimate level. Think about this interview as a good way to set in motion a fabulous experience while going through a possibly stressful situation.
